CPA Notice

Version v1.0-2026-09

This notice explains how the Consumer Protection Act, 2008 (CPA) applies to your use of Property Direct Hub. It should be read with the Terms of Use, the Property Terms and the Privacy Policy.

1. When the CPA applies

The CPA applies to transactions with consumers in South Africa, subject to the thresholds and exclusions in the Act. It may not apply where the user is a juristic person above the prescribed asset or turnover threshold, which can be the case for estate agencies.

Nothing in our terms is intended to limit any right you have under the CPA that cannot lawfully be limited.

2. Plain language

We aim to write our terms, notices and consent wording in plain, understandable language, as required by section 22 of the CPA. If anything is unclear, ask us before you accept it.

3. Our role and what we do not supply

We supply an advertising and connection service. We do not sell, lease, value, inspect or certify property, and we are not the supplier of any property advertised on the platform.

The advertising agent, seller or property professional is the supplier in respect of the property concerned, and any sale agreement is concluded between the buyer and the seller, not with us.

4. Accuracy of adverts and your right to information

Advert content, including price, size, condition, photographs, rates, levies and availability, is supplied by the advertising agent and is not independently verified by us.

Before making an offer, ask the agent or seller for written confirmation of any detail that matters to you, and obtain your own professional, structural, electrical, plumbing, compliance or valuation advice.

If you believe an advert is false, misleading or exaggerated, report it through the Complaints page and we will investigate and may pause or remove it.

5. Risk notice — important

Property is bought voetstoots or on the terms of the specific sale agreement. Statements on this platform do not create any warranty by us as to the condition, compliance, legality, zoning, boundaries or value of a property.

You accept that decisions to view, offer on, purchase or sell a property are taken at your own risk and on your own professional advice. To the extent permitted by law, we are not liable for loss arising from reliance on advert content, agent statements or user-supplied documents.

This risk notice is drawn to your attention in terms of sections 49 and 51 of the CPA and does not exclude liability that may not lawfully be excluded.

6. Agent subscriptions, cancellation and refunds

Agent advertising is R499 per month, which includes up to 10 active adverts, with each additional active advert charged at R99 per month.

An agent may stop advertising at any time by pausing or removing adverts and not renewing. Access continues until the end of the period already paid for.

Monthly amounts already paid are not generally refundable for the remainder of a paid month, except where a refund is required by law or where we have failed to supply the service.

7. Direct marketing and your right to opt out

We only send optional marketing or update messages where you have specifically opted in. Consent boxes are never pre-ticked.

Every marketing message includes a way to opt out, and you may also ask us at any time to stop contacting you for marketing purposes. Service messages necessary to operate your account or advert are not marketing.

You may register a pre-emptive block against direct marketing as provided for in the CPA.

8. Fair and reasonable terms

We do not require you to waive any right under the CPA, assume any obligation or accept any liability on terms that are unfair, unreasonable or unjust.

9. Complaints and redress

Raise a complaint with us first through the Complaints page so that we can attempt to resolve it.

If you remain dissatisfied, you may approach the National Consumer Commission, a provincial consumer protection authority, an accredited consumer ombud or a court. Complaints about an estate agent's conduct may also be referred to the Property Practitioners Regulatory Authority.

This notice is written for practical use and is not legal advice. We do not claim certification or approval by any regulator.
