ECTA Notice

Version v1.0-2026-09

This notice contains the disclosures required by section 43 of the Electronic Communications and Transactions Act, 2002 (ECTA) for electronic transactions concluded on this website, together with practical information about electronic agreements. Items marked ADMIN PLACEHOLDER must be completed with verified details.

1. Who we are

Website: https://propertydirecthub.com, trading as Property Direct Hub, operated by HMR Property Solutions.

Registered legal entity: [ADMIN PLACEHOLDER — registered legal entity name]. Registration number: [ADMIN PLACEHOLDER — company/CC registration number]. VAT number: [ADMIN PLACEHOLDER — VAT number, if registered].

Directors / members / owner: [ADMIN PLACEHOLDER — names of directors/members/owner].

Physical address: Vincent, East London, South Africa. Full street and postal address: [ADMIN PLACEHOLDER — full street and postal address].

Email address for legal notices and queries: rentdirecthub@hmrprop.co.za. We do not publish a business telephone number; advertising agents publish their own contact numbers on their adverts.

2. What we offer

Property Direct Hub is an online property advertising and connection platform. Adverts are placed by registered estate agents and property professionals, and buyers may browse adverts, contact the advertising agent directly, and submit a free Find Me a Property request.

We are not an estate agency and are not a party to any sale, lease or mandate concluded between users.

3. Prices and payment

Buyers and members of the public pay nothing to use the site.

Estate agent advertising is charged at R499 per month, which includes up to 10 active adverts. Each additional active advert is charged at R99 per month. Prices are shown in South African Rand.

Payments are processed by our payment provider. We do not receive or store full card details.

[ADMIN PLACEHOLDER — confirm whether prices are quoted inclusive or exclusive of VAT.]

4. Manner and period of payment

Agent advertising is paid monthly in advance. Access to advertising features continues for the paid period and ends when that period expires unless a further payment is made.

Refunds, where applicable, are handled as described in the Terms of Use and the CPA Notice.

5. Electronic agreements and records

By creating an account, placing an advert, submitting a request or ticking a consent box, you conclude an agreement electronically. Ticking a box or clicking a confirmation button has the same effect as a signature for these purposes.

We record the date, time and version of the terms or policy that applied when you accepted it, and that record serves as evidence of the agreement.

You should print or save a copy of the terms that apply to you. Each legal page shows a version number.

6. Correcting input errors

Before submitting a form you can review and change the information you entered. After submission, adverts and account details can be edited from the agent dashboard, and buyers may contact us to correct or withdraw a submitted request.

7. Cooling-off rights

Section 44 of ECTA gives consumers a seven-day cooling-off right for certain electronic transactions. This right does not apply to services that have begun with the consumer's consent before the end of the period, or where the transaction falls outside the scope of section 44.

Where a cooling-off right applies to you, contact us using the details above and we will process it.

Estate agent advertising subscriptions are business-to-business services and may not attract a cooling-off right.

8. Security of payments and information

Payment details are entered on the payment provider's secure page, not on our site. Site traffic is encrypted, files are kept in private storage, and database access is restricted by account-based rules.

See the Security and Data Breach page for how we handle security incidents.

9. Complaints and dispute resolution

Complaints may be submitted through the Complaints page and are handled as described there.

[ADMIN PLACEHOLDER — confirm whether the business is a member of any alternative dispute resolution scheme or industry body.]

South African law applies to the use of this website.
