Terms & Conditions
Version v1.0-2026-09
These terms apply to everyone who uses Property Direct Hub. Please read them before using the site. They are written for practical use and are not a substitute for advice from a South African attorney.
1. Our role as a technology platform
Property Direct Hub, operated by HMR Property Solutions, is a technology and advertising platform. We publish property adverts supplied by registered estate agents, pass buyer requests to those agents, and provide tools for recording interim property inspections and storing related files.
We are not an estate agency, property inspector, valuer, conveyancer or financial services provider. We do not act for buyers, sellers, landlords or tenants, and we are not a party to any sale, lease or mandate concluded between users.
2. Estate agents and other property professionals
Estate agents and property professionals using the platform are independent of us and remain responsible for their own regulatory obligations, mandates, disclosures and conduct.
By placing an advert, an agent confirms that they are authorised to market the property concerned.
3. Property information, accuracy and verification
Adverts are created by the agent who places them. That agent is responsible for the accuracy of the price, description, photographs, size, condition details and availability.
We do not independently verify adverts, buyer requests, inspection records or uploaded documents. Buyers, sellers, landlords and tenants should confirm all material details directly with the relevant party, and obtain their own professional advice, before making any decision.
4. Buyer requests
Submitting a Find Me a Property request is free and does not require an account.
A request is shared with registered estate agents, with your consent, and is visible to them for 14 days from submission, after which it expires and is no longer shown.
You may withdraw your consent or ask us to remove your request before it expires by contacting us.
5. Estate agent accounts and advertising fees
Agent advertising is charged at R499 per month, which includes up to 10 active adverts. Each additional active advert is charged at R99 per month.
Each advert may contain up to 12 photographs. We may pause or remove adverts that are inaccurate, unlawful, misleading or duplicated.
Access to buyer requests is included at no extra cost for registered agents.
6. Inspections and their limitations
The inspection tool is provided for routine or interim property condition monitoring and record-keeping. It creates a dated record of the property's observed condition, with photographs and notes, and helps identify visible maintenance requirements or changes at an early stage.
An interim inspection is not a substitute for any formal, statutory, professional, technical, municipal, building, electrical, plumbing, structural, occupational or other legally required inspection, assessment, certification or report. It does not by itself determine liability, establish legal responsibility, certify compliance or constitute expert evidence.
An interim inspection may be completed by an authorised person without the landlord and tenant being physically present at the same time, provided access is lawful and arranged in accordance with the applicable lease, mandate, access arrangements and South African law.
The full Inspection Terms & Conditions must be accepted before an inspection can be started, and are available on the Inspection Terms page.
7. Landlord, tenant and user responsibilities
Users are responsible for complying with their lease, mandate or contract, for giving any notice required before entering a property, and for obtaining any formal inspection, certificate or professional report required by law, contract, an insurer, a lender, a municipality or another competent authority.
Users must not post false or misleading information, advertise properties they are not mandated to market, upload content they have no right to upload, or contact a buyer for purposes unrelated to their request.
8. Uploaded documents and media
You must have the right to upload each photograph or document you submit, and you must only upload what is reasonably necessary for the advert, inspection or enquiry concerned.
Images and PDFs are automatically compressed and, in the case of images, stripped of unnecessary metadata. Files are stored privately and access is restricted to the account that uploaded them and to platform administrators.
We may remove content that is unlawful, infringing, inaccurate or inappropriate.
9. Personal information, POPIA and consent
Personal information is handled as described in our Privacy Policy and POPIA Information page.
Where information needs to be shared with another party — such as a landlord, tenant, property owner, estate agent or property professional — we obtain specific consent, or rely on another lawful basis where the sharing is necessary to provide the service. Consent boxes are never pre-ticked, and consent records include the date, time and policy version.
10. Cookies
The site uses essential cookies and storage to operate. Optional analytics and marketing cookies are only used if you accept them, and preferences can be changed at any time via the Cookie preferences control in the footer. See the Cookie Policy.
11. External links and third-party services
The platform may link to or rely on third-party websites and services, including hosting, storage, communication and, in future, payment providers. We do not control those services and are not responsible for their content, availability or terms.
12. Availability and limitation of liability
We aim to keep the platform available and accurate but do not warrant uninterrupted or error-free operation.
To the extent permitted by South African law, including the Consumer Protection Act where it applies, we are not liable for indirect or consequential loss, or for loss arising from reliance on user-supplied content, adverts, inspection records or decisions taken without appropriate professional advice.
Nothing in these terms excludes or limits liability that may not lawfully be excluded or limited.
13. Changes to these terms
We may update these terms from time to time. The version shown at the top of this page indicates the current version, and continued use of the platform after a change means you accept the updated terms.
14. Complaints and contact
If you have a complaint about an advert, an agent, an inspection record or the way your personal information has been handled, contact us through the Contact page and we will respond within a reasonable time.
Privacy complaints may also be referred to the Information Regulator of South Africa.
