Property Terms
Version v1.0-2026-09
These terms apply specifically to property listings, buyers, sellers, estate agents and property professionals, advertising, property information and documents, and enquiries and viewings on Property Direct Hub. They form part of, and must be read with, the Terms of Use.
1. Property listings
Each listing is created and controlled by the registered estate agent or property professional who places it. That person is responsible for its content, accuracy, lawfulness and removal once the property is no longer available.
A listing may contain up to 12 photographs, which are automatically compressed before storage. Photographs must show the actual property being advertised.
Listings must reflect a genuine, currently available property at a genuine asking price. Bait advertising, duplicate listings for the same property by the same agent, placeholder prices and stock imagery presented as the property are not permitted.
We may pause, edit for compliance, or remove any listing that is inaccurate, misleading, unlawful, duplicated, out of date, or placed without a valid mandate, and may restrict the account concerned.
Listings are shown only while the advertising agent's advertising subscription is active. When it lapses, listings stop being publicly visible; they are not deleted by that alone.
2. Buyers
Browsing listings, contacting an agent and submitting a Find Me a Property request are free and require no account or payment.
Listing content is supplied by agents and is not independently verified by us. Confirm every material detail — price, size, condition, rates, levies, zoning, boundaries, compliance certificates and availability — directly with the agent or seller in writing before making an offer.
Obtain your own professional, structural, electrical, plumbing, pest, valuation, legal and financial advice before committing to a purchase.
Any offer, agreement of sale, deposit or payment is concluded directly between you and the seller or their agent. We are never a party to it and never receive purchase funds, deposits or commissions.
A Find Me a Property request is shared with registered agents only with your consent, and stops being visible to them 14 days after submission. You may withdraw your consent at any time.
Never pay a deposit, holding fee or purchase amount into an account provided by email alone. Confirm banking details verbally with a verified contact before transferring any money.
3. Sellers
Sellers are marketed through their appointed estate agent or property professional. A seller must be the registered owner or lawfully authorised to sell, and must have given the agent a valid mandate to market the property.
Sellers are responsible for giving their agent accurate information about the property, including known defects they are obliged to disclose, and for the disclosure obligations that apply to them under South African law.
We do not act for sellers, do not value or market property ourselves, and earn no commission on any sale.
If a listing of your property appears without your authority, report it through the Complaints page and we will investigate and may remove it.
4. Estate agents and property professionals
An advertising account may only be used by a person or firm lawfully entitled to practise as a property practitioner in South Africa. Agents are responsible for holding a valid Fidelity Fund Certificate and for their own obligations under the Property Practitioners Act and related regulations, and for the conduct of their staff.
[ADMIN PLACEHOLDER — confirm whether proof of a valid Fidelity Fund Certificate is required at sign-up and how it is verified.]
By placing a listing, the agent warrants that they hold a valid mandate for the property, that the content is accurate and lawful, and that they have the right to use every photograph and document uploaded.
Agents must keep listings current, remove or pause sold or withdrawn properties promptly, respond to buyer enquiries professionally, and use buyer request information only to contact that buyer about suitable properties.
Buyer request information may not be resold, added to a marketing list, or shared with third parties. Agents are separate responsible parties under POPIA for the information they receive and must comply with POPIA in their own right.
We may suspend or terminate an account for breach of these terms, for repeated complaints, or where we reasonably believe the account is being used unlawfully.
5. Advertising and fees
Advertising is charged at R499 per month, which includes up to 10 active listings. Each additional active listing is charged at R99 per month.
Advertising features and public visibility of listings require an active, paid subscription and are available for the period paid for.
Paused listings do not count towards the included allowance while they are paused.
Advertising content must comply with South African advertising, consumer protection and property legislation. We may refuse or remove advertising that does not.
Placement, ordering and visibility of listings are managed by us and no particular level of exposure, enquiry volume or result is guaranteed.
6. Property information and documents
Uploaded documents — such as plans, compliance certificates, levy statements, rates accounts or reports — are supplied by the uploading user and are not verified, endorsed or certified by us.
Only upload documents you have the right to upload, and only what is reasonably necessary. Remove or redact identity numbers, banking details and other sensitive personal information that is not needed for the purpose.
Documents and photographs are stored in private storage and reachable only through restricted, access-controlled links. They remain the responsibility of the uploading user, who must have a lawful basis for any personal information they contain.
Preserved inspection records and their documents are retained securely for reference and are not publicly accessible.
We may remove any document that is unlawful, infringing, inaccurate, unnecessary or inappropriate.
7. Enquiries and viewings
Enquiries submitted through a listing or through Find Me a Property are passed to the relevant registered agent. We do not guarantee that an agent will respond, or respond within any particular time.
Viewings are arranged directly between the buyer and the agent or seller. We do not arrange, attend, supervise or take responsibility for viewings, show houses or access to any property.
Attend viewings safely: verify the agent's identity and credentials, prefer arranged appointments, and take a companion where possible. You attend a property at your own risk.
Buyers must not use agent contact details for marketing or any purpose other than a genuine property enquiry.
Show house details, availability and arrangements shown on the platform are supplied by the agent and may change without notice.
8. Status of these terms
These terms are written in plain English for practical use and are not legal advice. Where they conflict with a right you have under South African law that cannot be limited, that right prevails.
